The Building Control Section carries out the Council's statutory duty of applying Building Regulations. This means assessing proposed work to ensure compliance and inspecting work on site as it progresses at certain stages to ensures that buildings are safe, energy efficient and have reasonable access for all.
 
Guidance on Building Regulations
The Building Regulations are essentially a set of minimum building standards which provide acceptable levels of health and safety for people including those who are disabled, who live, work, visit or are in the vicinity of buildings. It is the responsibility of the Building Control Division to enforce the Building Regulations and other relevant allied legislation.
 
Applications
Making Your Application - There are two ways you can choose when making your Building Regulation submissions: The Building Notice or Full Plans Application
 
Fees for Plan Submissions
If you use the Building Notice route a fee is payable at the time of submission, the fee is the equivalent of the combined plan and site inspection fee as applicable to a full plans application.
 
Notice of Building Regulation Fee increases
Building Regulation fees are reviewed annually and it is proposed that from 1st May 2008 that the fee scales be amended to reflect an increase equivalent to inflation. This will effect applications for new residential construction and works carried out under schedules 2 and 4 of the fee table. There are various stages throughout the building process when you will need to ask the Council to carry out inspections before covering up stages of work.
 
Dangerous Buildings and Structures
Under the provisions of Sections 77 and 78 Building Act 1984 the local authority has the power to deal with buildings, structures or parts of buildings or structures that are considered to be dangerous.
