Block 12 - Mill Race Lane North

This area forms the remainder of the Mill Race Trading Estate and is an edge-of-town location but is poorly connected to and has little relationship to the Town Centre. The River Stour flows through the site but is canalised and well hidden. Any redevelopment should seek to open up the river as a feature.

The site has a frontage to High Street (A491) and therefore is a major gateway to the Town. Redevelopment should seek to provide a major landmark building that announces the start of the Town Centre, links strongly to Lower High Street and does not hide the River Stour, but highlights its presence. Access can be directly from High Street and the ring road from Mill Race Lane.

Preferred uses in this block reflects the primary uses for Key Industrial Areas of General Industry, B8 Storage and Distribution and the Light Industry element of B1. Office development is considered more appropriate within the Town Centre.
