Noise

All tenants are asked to consider their neighbours and to keep noise from the TV, radio, etc within reasonable limits.

There is no such thing as visiting times in sheltered housing; tenants visitors can come and go as they please. However, guests and visitors are asked to be considerate of all the tenants needs.

Rubbish

All schemes are provided with rubbish bins. All we ask is that tenants wrap all refuse and place it in the bins provided.

If a tenant has any problems with refuse collection or the bin areas they should report it to the Scheme Manager, so that we can take the necessary steps to maintain a healthy and safe environment in the scheme.

Callers

Tenants should always check the identity of anyone calling to their flat. All Council employees carry identity cards with photographs on them. Other callers from, for example, gas and electricity suppliers also have identity cards. If you are in any doubt about a caller, do not let them in and pull the alarm cord for help and assistance. It is important that we keep the schemes safe and secure for residents.

Insurance

Tenants need to arrange their own property and personal possessions insurance as the Council does not automatically provide you with cover.

However, tenants can opt to take out a policy arranged by the Council to insure their contents, and the premiums can be collected with your rent. Alternatively other companies have policies especially for older people. Tenants are advised to shop around for the policies most suitable for their needs.

Doctors

People who already have a local doctor have no reason to change when moving to sheltered housing. Tenants who do not have a doctor in the area, or who wish to change, can ask our staff for a list of local doctors and other health service providers such as dentists, etc.

Medicine

Scheme staff are not allowed to administer medicine in any circumstances, nor can they take any responsibility for ensuring and tenant takes medicine prescribed by their doctor.

However, in some schemes the manager may have a system where they can remind tenants to take medicine, and can provide advice on monitored dosage systems. A telecare pill dispenser may also be available

Illness

In the event of a tenant being taken ill, our staff will contact the appropriate health services such as the doctor, the ambulance or Social Services. She/he will also contact the next of kin to inform them of the tenant’s illness.

Personal Details

All tenants are asked to provide the scheme staff with personal details for use during any potential emergencies. These details include basic information such as names and addresses of doctors and relatives, any medical conditions, allergies and details of regular medication taken. These records are kept strictly confidential. Any changes to details should be notified to us immediately and a routine check will be made every three months.

Housing and Welfare Benefits

Any tenant may be able to get help with their rent and Council Tax by applying for Housing Benefit from the Council.

The approporiate housing manager will give advice and will help with claim forms, etc when the tenancy is signed. The housing manager will also help with renewing applications for benefits each year and give general advice on any other housing type benefits that may be available.

Scheme staff will help with other benefits such as Attendance Allowance. Staff will be able to contact specialist advisors who give expert help and advice.

Lodgers and Sub Tenants

Tenants are not allowed to take in a lodger or sub tenant but can have guests to stay overnight occasionally. Scheme staff must be told in case there is an emergency.

Family and Friends

Family and friends are more than welcome to visit our schemes. Many help out with social events and on special occasions. We welcome the help and support that family and friends give.

Fire Regulations

All of the Council’s schemes comply with current fire regulations and all the systems are tested regularly. However, if the precautions are to work efficiently, the co-operation of tenants is essential.
