Immigration Property Inspection

Dudley Metropolitan Borough Council will undertake inspections of properties in support of an application to the UK Border Agency for entry visas. The initial independent property assessment will be conducted under the Housing Health and Safety Rating System (HHSRS). Any subsequent deficiencies found must be put right prior to DMBC issuing confirmations that the property meets all required standards.

Once done, submit your completed application form and other relevant documentation using the online form.This service requires an online payment. After you submit your form you will be taken to our secure payment facility to pay for the requested service.

Fees

The fee for this service is currently £120 which is taken to cover officer's time in conducting the inspection, recording measurements of all living quarters, producing the inspection report and subsequent approval letters.

Application

The property inspection will be arranged only after the application form (link below) has been completed and fee received. The following documents will also be required if the immigration applicants are renting the property during their period of stay in the UK;

  • A copy of a current and valid gas safety certificate (this must be obtained from a Gas Safe registered contractor).
  • Copy of the tenancy agreement.
  • Copy of a current and valid electrical certificate (this must be obtained from a qualified electrical engineer).
  • Copy of the Energy Performance Certificate for the property (EPC).
  • There must be a smoke detector fitted on every floor of the property in accordance with current legislation.

These will need to be sent without delay to Housing Enforcement, Harbour Buildings, Waterfront West, Brierley Hill DY5 1LN or housing.enforcement@dudley.gov.uk in support of the application.

Property Inspection

The Council will then provide you with a letter detailing the following:

  • The name and date of birth of the person sponsoring the applicant's entry to the UK.
  • The names and dates of birth of all applicants seeking entry to the UK.
  • The address of the property inspected in support and conjunction with the immigration application.
  • Names and dates of birth of all current occupiers and their relationship to the applicants.
  • HHSRS property inspection report.
  • Whether the property was free from Category 1 Hazards following the inspector's advice.

Expired Letters

The immigration authorities will not accept letters that are greater than 12 weeks old.

If your letter does expire we will not issue another until we have carried out a further inspection of your property for which you will be re-charged the full fee.
